we cant say na baka nga wala talagang ibubuga ang rosales to urdaneta, kasi they got already the chance of having one of the biggest mall in country, and it is now under construction... i know naman na lahat tayo ay umaasa pa na maipatayo pa ang sm urdaneta... lets just wait and pray.... parami pang pagkakataon....

To snaofunk89, Right. All we can do now is wait, hope & pray that SM City Urdaneta would still push through. There is one thing that I would like you to understand though. Rosales would NEVER have been in the conversation had SM Urdaneta been built on schedule (2004). If SM Urdaneta was built as planned, do you think SM would even consider Rosales? Read through this thread of mine: urdaneta.proboards37.com/index.cgi?board=ucnd&action=display&thread=194. This might provide useful information.

How old are you? Eight?
Man, I swear you are because my kid brother speaks & writes better english than you do.
You're bashing Urdaneta in an Urdaneta Forum? Very Idiotic. Freakin Punk!
How do you know for sure that SM won't push through with SM Urdaneta? If Rosales gets to have an SM then why not Urdaneta? Urdaneta people belong to an entirely different income class than the people of Rosales.
Madami pang kakaining bigas ang Rosales bago ito maikumpara sa Urdaneta. Hello?! Karamihan ng taga-Rosales sa Urdaneta pa rin nag-aaral at nagtatrabaho! Ungas!

Ganyan talaga. papasukin ka ng mga basher.
Congrats Main Man and Urdaneta City dahil pinupukol na ang mga mahihitik nyong bunga.
I concede that SM is a great loss to Urdaneta pero hindi yan ang kasiraan namin. And what a hypocrite this james bobo is. Siguradong walang linggong lumilipas na isa sa inyo ng pamilya at kaanak mong hindi nakakaapak sa lupa ng Urdaneta. Ganun din sa paghinga ng hangin nito.

HELLO everyone.....!i'm a new member here, gusto ko lang sabihin na wag naman sana nting maliitin ang rosales although maliit na bayan lng sya e mas maganda naman compare to other towns . ryt now kasi i'm living here in rosales pero sa urdaneta ako ipinanganak at lumaki, jan din ako nag-aral mula kinder to college. maybe rosales got what it takes pra itayo dito ang SM supercenter. :) I can't believe I missed this one.. Welcome to UCO & congratulations for being an Urdanetan. :) This isn't really about bashing Rosales but about figuring out why SM Rosales is being constructed instead of SM Urdaneta. In doing so, it is inevitable to compare the two localities. In my opinion, Urdaneta is by far the most suitable location for SM to put up its first mall in Pangasinan. Why? Because of these: 1. Population (Urd: 111,582 vs Ros :52,086) - This is a no brainer. More people = more shoppers = good for business. 2. Income Class (Urd: 2nd class CITY vs Ros: 2nd class MUNICIPALITY) - There's a big disparity here. It's not even close. Urdaneta is presently the highest earning city (beating all other cities & municipalities) in the entire Ilocos region. This is a good indication of the buying power of Urdanetans. I think it is safe to say that SM would do well in catering a locality wherein its citizenry is of the highest income bracket in the region. 3. Location - Both Urdaneta & Rosales are crossroads. The difference? The Rosales site is in the middle of nowhere! The Urdaneta site on the other hand is a mere walking distance from the universities & colleges (PSU, PUNP/PCST, LNL, ABE, etc.). Imagine the volume of students that would flock the mall once it is put up. 4. I'll keep adding to this list when I feel like it. Until next time. Did you say Rosales has what it takes to have an SM SUPERCENTER? I say Urdaneta has what it takes to have an SM CITY!

Thanks for the info rnjean. Based on the 2007 SM Annual Report, SM Prime has properties in 2 cities ( Urdaneta, Dagupan) & 1 municipality (Rosales) in Pangasinan. Here's the excerpt from the said report: Link: www.pse.org.ph/html/ListedCompanies/pdf/2007/SMPH_17A_Apr2007.pdfI don't know if the info regarding a possible SM in Alaminos is accurate. If you ask me, Alaminos is currently nowhere near the commercial viability of Urdaneta & Dagupan so if the SM group wants profitability then Urdaneta & Dagupan are their best bets.

@ tarlac:
Who cares about Magic Mall? If it goes bankrupt then so what? It's a Dagupan based company anyway so I don't see how losing them in favor of SM Urdaneta hurts Urdanetans. If they want to thrive even with the presence of SM then they should start improving their mall by bringing in upper tier establishments similar to those in SM. I'll say this: Urdaneta deserves a better mall.

hello, your discussions about SM rosales is very interesting. I am not from urdaneta or from rosales, but my family does own a lot beside SM rosales in baranggay carmen (hopefully my bias does not show hehe). Some of the posters here are correct in saying that SM initially wanted to build the first SM in Pangasinan in Urdaneta, but unfortunately or fortunately for some, the lots that were purchased were owned by different people and the prices of the lots and the ownership itself were being questioned. The locals as well were afraid that their businesses would close down if SM was built. The business men, especially the local malls in Urdaneta pressured the politicians in the area to make it harder for the SM group to put up the mall. This is the same case of the fly over that should have been constructed in the area but was blocked again by the locales. Remember...the owners of the malls in Urdaneta are also from a city in Pangasinan that refuses to let SM enter their domain. So you see....its not really the battle of how progressive Urdaneta is compared to Rosales or how big the SM lot in Urdaneta is compared to Rosales as one poster here says...but it is the openness of the City to new businessess that is in question. Furthermore, Carmen, Rosales really is not a bad second choice, because it has always been a crossroad between Tarlac, Nueva Ecija and Pangasinan. Its history as a meeting point between the three provinces goes a loooong way back. Added to the woes of Urdaneta would be the plan of Robinsons tp build in carmen as well. As the saying goes...."If you build it they will come." Just my two cents worth.
