SM City Urdaneta syempre! Mas bagay ng Urdaneta magkaroon ng SM kaysa Carmen. ;D Too bad under construction na yung SM Supercenter Rosales. Di bale mas malaki naman ang land area for SM City Urdaneta (15 hectares) compared sa SM Supercenter Rosales (9 hectares). Bad trip nga lang kasi inuna yung sa Carmen. Nagyayabang tuloy yung friend kong taga Carmen. Baryotik naman sya! ;D Sabi ko nga sa kanya sa Urdaneta rin naman mag-aaral at magtatrabaho mga taga-Carmen eh. Hehehe. Hindi naman magrerelocate ang mga schools & offices dahil lang sa SM sa Carmen. Mas matatalino at mas may class pa rin ang mga taga-Urdaneta. Hintayin nilang maitayo ang SM City Urdaneta. Magsasara yang SM Supercenter Rosales na yan.

Thanks for welcoming me here! SM Supercenter Rosales is being built in Carmen. It's near their central terminal. It's probably midway between Carmen & the Tarlac border. The area is already fenced (blue fence, SM's color) & it's being cleared. Bad trip na bad trip nga ako nung nalaman ko to eh. I was like, SM Rosales? What?! ;D I think this is not the smartest move from SM putting a mall ( a mini-mall) in the middle of nowhere rather than putting up a full blown mall in a sure shot business center like Urdaneta. I still hope that in the near future SM City Urdaneta will come to realization.

i wanna share a li'l info i gathered.
SM urdaneta was proposed to be located at the old cattle market but Amy Perez (nephew of Mayor) declined the sale of the area. Perez owns the area eh...
another is that, some of the stockholders of Magic Mall urdaneta are politicians, so why approve?
its really a good start sana.
as we recall on the construction of Magic Mall, andaming nagsulputang bagong establishments. db? how much more kung SM?

Hmm.. The old cattle market? The one located near the back of the cathedral/OLLA & near gracia village? This is the first time I've heard about it. I personally don't think that it's a good location for SM to be put up since that area is a little congested and the streets are narrow. As for the owner's decision to not sell the lot, I don't see any point in keeping it since Urdaneta now has a new cattle market. It's the one located in Anonas just beside the new city hall. This is poor zoning if you ask me. Why put up a huge smelly cattle market right beside a gorgeous structure such as the new city hall? Geez..
Anyway, SM Prime Holdings have already acquired a 15 hectare lot also in Anonas. This is located right after the bridge following all the schools (LNL, PUNP/PCST, PSU..) when you're northbound and the property is at the right side of the highway. The area is fenced with barbed wires and has a security guard watching over it 24/7. It's been that way for years now. With this, it's a big mystery to me why SM opted to put up SM Supercenter Rosales before SM City Urdaneta. Clearly Urdaneta is a far better location for SM to put up its first mall in Pangasinan. Anyone with any theories about the delay in construction of SM City Urdaneta? Please do post.
I still have hope that SM City Urdaneta will come to realization in the near future since SM already has that 15 hectare lot in our city. This is much bigger compared to the 9 hectare lot in Rosales. It would also be a bad decision business-wise for SM not to put up its full blown mall in Urdaneta considering that it is a much bigger market with its people belonging to a higher income bracket than in Rosales.

Kung magpapatayo ang Robinsons sa Urdaneta.. I guess mas dudumugin ang robinsons.. Studyante pa lang ng Urdaneta talo na ang SM.
Let's wait for the result muna siguro before concluding..
pero sana mag-isip din ang mga tao sa City hall. What is really good for the city and not for their own only.

HELLO everyone.....!i'm a new member here, gusto ko lang sabihin na wag naman sana nting maliitin ang rosales although maliit na bayan lng sya e mas maganda naman compare to other towns . ryt now kasi i'm living here in rosales pero sa urdaneta ako ipinanganak at lumaki, jan din ako nag-aral mula kinder to college. maybe rosales got what it takes pra itayo dito ang SM supercenter.

If there is an SM in Carmen & a Robinsons in Urdaneta. Surely Robinsons will flourish way more than SM. Why? Because it's in Urdaneta! Like you said, students pa lang jackpot na yung Robinsons sa Urdaneta. Isama mo pa mga employees & other residents of Urdaneta & neighboring towns. Sino pa pupunta ng SM Supercenter Rosales nyan? As for the delay in the construction of SM Urdaneta, I think it's more of land disputes. Hopefully these will be settled real soon. I hope it's not because of political reasons. Sana hindi hinaharang ng CSI/Magic ang construction ng SM Urdaneta gaya ng sa Dagupan. Sana rin hindi humihingi ng lagay or pampadulas yung mga officials natin. Haayy.. Nakakainip maghintay ng SM City Urdaneta.

I can't believe I missed this one.. Welcome to UCO & congratulations for being an Urdanetan. This isn't really about bashing Rosales but about figuring out why SM Rosales is being constructed instead of SM Urdaneta. In doing so, it is inevitable to compare the two localities. In my opinion, Urdaneta is by far the most suitable location for SM to put up its first mall in Pangasinan. Why? Because of these: 1. Population (Urd: 111,582 vs Ros :52,086) - This is a no brainer. More people = more shoppers = good for business. 2. Income Class (Urd: 2nd class CITY vs Ros: 2nd class MUNICIPALITY) - There's a big disparity here. It's not even close. Urdaneta is presently the highest earning city (beating all other cities & municipalities) in the entire Ilocos region. This is a good indication of the buying power of Urdanetans. I think it is safe to say that SM would do well in catering a locality wherein its citizenry is of the highest income bracket in the region. 3. Location - Both Urdaneta & Rosales are crossroads. The difference? The Rosales site is in the middle of nowhere! The Urdaneta site on the other hand is a mere walking distance from the universities & colleges (PSU, PUNP/PCST, LNL, ABE, etc.). Imagine the volume of students that would flock the mall once it is put up. 4. I'll keep adding to this list when I feel like it. Until next time. Did you say Rosales has what it takes to have an SM SUPERCENTER? I say Urdaneta has what it takes to have an SM CITY!
