Fil-Jap group eyes 15-storey hotel project

URDANETA CITY -- A group of Filipino and Japanese investors is eyeing to build the first skyscraper in Pangasinan, a 15-storey, 5-star hotel complex right in the heart of this city.
Mayor Amadito Perez said the Filipino-Japanese conglomerate is headed by Sangguniang Panlalawigan member Emmanuel Carancho, himself a real estate developer and banker who operates a chain of pawnshops in the province, Tarlac and La Union.
The investment group, called "Princess Urduja Allied Business Center," needs a whopping P5.5 billion, the first single biggest investment in northern Luzon, to put up the hotel complex.
Participating in the ambitious project are Luchim Investment and Securities Konglemerat, Ltd., the Liskon Investment Holdings Corp., Liskon Coperninas Group and Batu-Bulan Liskon (Phils.) Holiday Corporation.
The capital outlay, Perez said, will also fund the construction of a 5-story shopping mall and a 4-story recreation center beside the proposed hotel facility.
The investment broke ground last Oct. 29 on a 15-hectare prime commercial lot in Barangay Nancayasan here.
The three-tiered complex will house four cinemas, convenience stores, eateries and other commercial establishments that will cater to the needs of metropolitan living.
According to engineers, the whole complex will be finished in 24 months.
Lawyer Avelino S. Kamid, the conglomerate's chief executive officer (CEO), said the investment group will not only offer a new horizon of wondrous possibilities but will also pave the way for more rapid appreciation of values of real estate properties.
Mayor Perez said that with the completion of the project in due time, local revenues are expected to hit a dramatic increase, which could be used to bankroll more infrastructure facilities needed in growth and development.
With Urdaneta's strategic location and vast areas for expansion, Perez made a fearless forecast the city could edge out Dagupan as the metropolitan growth node in the north.
Already, public works and highways engineers have started finalizing a blueprint for the construction of a flyover along the busy commercial district and two diversion roads, north and south of the city proper in anticipation of a traffic buildup owing to brisk commercial activities.
