First off, I apologize for the not so classy thread title. This topic might not seem appropraite for the UC News & Development Forum but if you think about it, it is. Bad news for Urdaneta as our hopes of having an SM City Urdaneta anytime soon took a big blow. SM Supercenter Rosales, which is under construction has just been upgraded to an SM City. Here's the article taken from the Rosales website. (How come Rosales has a website and Urdaneta does not have one?)

It's SM Supercenter NO MORE in ROSALES!

The very much anticipated SM in Rosales is no longer a Supercenter. Instead, it will be a standard mall. Yes, a big mall that will be named SM City ROSALES.
This was officially announced by Bien C. Mateo, Asst. VP for Operations of the SM Supermalls. Rosalenians, folks from adjacent municipalities as well as neighboring provinces will experience a worldclass shopping and advanced entertainment experience as SM City ROSALES opens this late this year.
SM City ROSALES will incorporate a big Department Store and will house four (4) modern theaters. The usual anchors are Ace Hardware, Banco de Oro, Surplus Shop, Watson, SM Appliance and Toy Kingdom. Big company owned fastfood chains, restaurants and an entertainment area can also be found.
About a month ago, no less than HANS SY, the son of business tycoon HENRY SY, Sr. and President of SM Prime Holdings and SM Development Corporation confirmed the plan of constructing an SM city instead of a Supercenter to the Honorable Congressman Conrad Estrella and the Honorable Mayor Ricardo V. Revita when they met at the SM Mall of Asia.
The immediate and outright decision of SM Development Corp. can be credited to the cooperation of the municipal officials, people of Rosales and officials and residents of Brgy. Carmen who made things easy for the company during the planning stage. Besides, SM believes in the potential of Rosales based in the economic profile presented by the administration and result of the independent surveys conducted by their company affirming that Rosales is indeed the gateway to Northern Luzon Growth Quadrangle.
SM will bring about lots of changes for it will serve as engine for growth and development in Rosales,alleviating the economic, social and cultural status and lifestyles of Rosalenians.

Damn it! Does SM really think that Rosales has more potential than Urdaneta? That is highly unlikely since SM purchased their Urdaneta property way before the one in Rosales. It is also twice as big (15+ hectares) as the one in Rosales (8+ hectares).
So what's the problem then? Let's break down the theories & rumors as to why SM Urdaneta hasn't been realized yet.
1. Rosales having more potential than Urdaneta - That's a big NO!!
2. Problems in converting the SM lot from agricultural to commercial - This is unlikely because the lot is along the highway in barangay anonas and is very near the new city hall. The Rosales lot is more agricultural if you ask me.
3. The rumor about a parcel of the 15+ hectare lot having questionable documents - I have heard this one from several sources. This could be true and if so, how could this happen? Who screwed up? The owner? The middle man? The city government for not trying to iron things out?
4. The city administration not offering tax incentives to SM - It could be but that would be stu-pid on the part of the city government to just let the opportunity of having an SM in our city slip away. Hmm.. Maybe they are stu-pid.
5. The city administration asking for something "extra" - You know what I mean. Some call it pampadulas or lagay. I hope not because if this is what drove SM away then f*ck them! They just let a golden opportunity of having a big name mall be put up in our city slip away. Urdaneta's bright future turned a few lumens dimmer. Items #3 to #5 are consistent with the highlighted portion of the article's 2nd to the last paragraph.
Now, why am I making such a big deal out of this? Well.. because it is a big deal! Let's look at the possible effects of having SM City Rosales and no SM City Urdaneta.
1. Rosales will have the prestige, the distinction of having an SM City. Urdaneta on the other hand will be just another city. I'm a proud Urdanetan & my pride just took a hit!
2. Less people would frequent Urdaneta. They'd go to Rosales instead because of SM.
Less people in Urdaneta = Bad for businesses in Urdaneta
3. Job opportunities are lost. SM usually prioritize locals when hiring. Imagine the number of Urdanetans SM could have employed.
4. Slowed growth. This took away growth opportunity for Urdaneta. Businesses usually boom in areas where there is an SM nearby. Businessmen might choose to invest in Rosales rather than in Urdaneta.
That's it for now. I'm pretty sure there are other ill effects that SM Rosales might have on Urdaneta. I'll keep updating this list.
To wrap things up, I'm shocked & saddened with SM's decision to upgrade their Rosales mall to an SM City. Urdaneta deserved it more than Rosales. Now, the idea of SM City Urdaneta coming into realization is bleak. But why? Why did things turn out against Urdaneta's favor? Someone has to be held accountable. And to that someone.. F*ck You!!!
